Some are easy to fix and some may not be. I would like to help you work through why your house did not sell and what can be done about it. A few of the more common problems are listed below. Curb appeal On occasion, while showing homes I've had customers say, before even getting out of the car, "No, not this one." First impressions are very powerful. Go across the street from your house. What do you see? Some of the real turnoffs are: a sagging fence, a yard that needs a lot of work, a mailbox that is about to fall over... You get the idea Condition Most people don't want a "fixer-upper" and those who do are looking for a bargain price. Do you want to sell for a bargain price? Here is where some elbow grease and a little money can pay off in a quicker sale and a better price. Make sure the bathrooms and kitchen in particular are sparkling. Clean them up, grout and paint if necessary. Make sure you have no cracked or broken windows. If you have peeling paint outside, touch up or repaint as necessary. The paint and windows you would probably have to do for your buyer to get a VA or FHA loan anyway. Staging The key word here is "unclutter". Granted, most of us don't live that way, but a house shows much nicer and seems more spacious in an uncluttered condition. If you don't have too much furniture or too many knickknacks out, then the buyer can see where to put his/hers. Also, when you leave for a showing ( and you should leave), leave the lights on, make the place as light and airy as possible. Play some soft music. Have the fireplace going. Make it homey. Location There is an over used expression in real estate about what is important for a sale, "Location, location, location." There is no doubt about it location is important, but even the worst location will sell if priced right. Price The correct listing price is very important to getting a quick sale and the best price you can get. If you price too high, nobody comes to look, if they do they low-ball the price to try and get you down. You may end up with less than if it had been priced right. If you price it too low, of course, you lose money. You need to price your house right from the start.
